What’s Your Ratio? The Real Cost of No Scheduled Maintenance

The picture falls off the wall eventually. And, yes, your HVAC system may be pretty and shiny and new now, but it won’t always be—if you just leave it. No matter how well a thing is made, it will eventually fall apart. The idea of maintenance—whether it be mechanical, technical, or just exposed wood—is a simple premise: if you take care of something, it will provide you with a long and loyal life.

Maintenance is otherwise known as ROI—your return on your investment. Your question—as a property owner or manager, condo manager, real estate agent, etcetera—is how much do you want to spend? Because there is always a cost. Not maintaining your HVAC equipment ultimately results in an enormous and sudden expenditure.

Favouring a dedicated maintenance policy over a zero, or light, maintenance policy saves you money. If you do not maintain your HVAC equipment then, more likely than not, you will have uncomfortable tenants (therefore unhappy and constantly complaining tenants); high energy costs (because your equipment is working harder with age and only works inefficiently); lower life-expectancy of your equipment (longevity correlates with treatment); expensive emergency service calls (because of sudden equipment failures), and overall exponentially rising repair and operational costs.

All because of a failure to look beyond the present moment, or an unwillingness to treat your equipment with respect.

It comes down to a simple question: what do you value? If you value your equipment and the people that equipment takes care of, then you’ll treat both respectfully. With regularly scheduled, appropriate maintenance.
